MercyOne engaged a team led by Phil DeBruzzi to provide strategic facility master planning for a new health campus in Cedar Falls, Iowa. A greenfield development spanning a 50-acre site, the ambulatory-focused campus will offer convenient access to health and wellness services and a right-sized inpatient presence that responds to utilization trends.
MercyOne leadership desired an independent market assessment, including careful consideration of its own existing and competitor resources in the Waterloo-Cedar Falls vicinity. While this project was spurred by the planned closure of an aging MercyOne inpatient facility nearby, services on the new campus were selected based on those most in demand in the market, rather than as a replacement of existing offerings. The team was charged to forecast clinical activity and health needs of the community and define the ideal mix of services, including supporting functions such as health-focused retail and residential development.
Working closely with MercyOne leadership and its selected architectural and construction management partners, the Team developed the strategic rationale and business case in the context of their market and strategic goals. The selected strategic concept emphasized highly accessible health and wellness offerings that fully leverage and integrate with MercyOne’s clinical and shared services resources in the market.
